Water heater installation and replacement
No hot water, or a tank that's leaking? Get a local plumber to swap it out.
The plain explanation
Most homes here have a tank water heater, either gas or electric. Some homeowners switch to tankless units, which heat water on demand.
Installing one involves the water lines, a temperature and pressure relief valve, and either gas and venting or the right electrical circuit.
Many cities and counties require a permit for water heater replacement. Your plumber should know the local rules.
Signs you might need it
- No hot water, or it runs out faster than it used to
- Water pooling around the base of the tank
- Rusty or discolored hot water
- Popping or rumbling noises from the tank
- Pilot light that won't stay lit (gas)
- The unit is getting old and you'd rather replace it before it fails
Questions to ask a contractor
- Are you licensed for plumbing (and gas, if needed) here?
- What size and type do you recommend for my household, and why?
- Is haul-away of the old unit included?
- Will you pull the permit if one is required?
- What warranty is on the unit and on your labor?
- Does my setup need any code updates, like an expansion tank or drain pan?
